The brief

The Landscape Workshop was commissioned to prepare a Townscape and Visual Impact Assessment in support of a planning application for proposed modifications to an existing hotel within an established urban setting.

Our approach

The TVIA was prepared in full accordance with the Guidelines for Landscape and Visual Impact Assessment (GLVIA3) and the Landscape Institute’s Technical Guidance Note 06/19 on the visual representation of development proposals. Working alongside the architects and the design team, we agreed a representative set of viewpoints with the local planning authority, undertook the baseline townscape and visual analysis, and tested the proposed modifications against each agreed receptor in turn.

The outcome

The assessment provided the planning case with a clear, evidence-led narrative on the townscape and visual implications of the modifications, set out within the GLVIA3 sensitivity / magnitude / significance framework. Working from a contextual analysis of the surrounding townscape character and the most sensitive close- and long-range visual receptors, the report concluded that the modifications could be accommodated without harm to the surrounding heritage and townscape setting — supporting the design team in carrying the proposals forward through planning.
